North Omaha Celebrates Choice Neighborhoods Implementation Grant Milestones

 

Brinshore Development, LLC, The City of Omaha, The Housing Authority of the City of Omaha (OHA), and Seventy Five North Revitalization Corporation (75N) are pleased to announce the groundbreaking of MLK Square, the final phase of the North 30th Street Choice Neighborhoods Implementation (CNI) effort.  Together with the completion of Overlook, Burdette and Wade and the ongoing construction of Davis Ridge, and Malcolm’s Place, the North 30th public/private Choice Neighborhoods Implementation Grant team is on track to complete all seven phases of the development by Fall 2025.

·       Overlook, Burdette and Wade(108 units and 4,000 sf of retail) was just completed at the end of 2024

·       Malcolm’s Place (formerly Kennedy Square East) (95 units) is under construction and will be complete in the fall of 2024

·       Davis Ridge (41 units) is under construction and will be complete in the fall of 2024

·       MLK Square (39 units and3,500 sf of retail) broke ground in April 2024 and will be complete in September of 2025

These creative and community driven public/partnerships stand as tributes to unity and resilience in North Omaha. Designed through an extensive community-centered process, these buildings honor and embody the neighborhood's rich history and culture. Dr. King's legacy will continue this corner as the former "Martin Luther King Jr. Community Center" will be called MLK Square.  Malcolm's Place pays homage to Malcolm X, who was born just a few blocks away and whose memorial foundation is nearby. 

All the projects were public/private partnerships with funding from private lenders, investors, and philanthropy as well as the City of Omaha, NIFA, the Nebraska Department of Economic Development and the US Department of Housing and Urban Development.

At completion, the development will contain nearly 450 units of new mixed-income, energy-efficient housing in a variety of design styles and product types from studios to 7-bedroomunits.  The development also includes new infrastructure, playgrounds, retail storefronts, and community space.  All of the units, regardless of whether they are deeply affordable, or market rate are randomly interspersed and indistinguishable from each other so that quality does not relate to the rent that someone can afford to pay.

“This public-private partnership is significantly changing the quality of life for hundreds of families who wish to live and raise families in these neighborhoods,” said Mayor Jean Stothert. “We are fulfilling our commitment to affordable housing, and access to education, jobs and health services.  It’s an example of how we change and adapt to community needs.”

Providing services and offering a “right to return” to the newly constructed units for former residents of Spencer Homes is the core of the development partnership’s mixed-income redevelopment strategy. The OHA and 75N, along with its partners will offer a continuum of services provided collaboratively by 75N and OHA for former residents.

The celebration event is welcome to all residents of the community. Shuttle service will take guests to the site of Malcolm’s Place fora ceremony, followed by unit tours of the site, Greenhouse and Wellness tours led by No More Empty Pots and Community Wellness Collaborative, and a reception at Highlander Accelerator with catering services provided by Big Mama’s Kitchen& Catering and Best Burger.
