Position Summary

Our current portfolio includes thousands of affordable rental housing units across multiple states and the District of Columbia. The Asset Management Department supports the development team by ensuring properties maintain long-term value and fulfill our mission to provide quality homes where they are needed. An Entry-Level Analyst will prepare monthly financial packages, conduct budget-to-actual variance analysis, and support all functions of asset management across a portfolio of multifamily properties — with a particular focus on affordable housing assets. This role requires advanced proficiency in Microsoft Excel. Experience with affordable housing/property management software is preferred.

Key Responsibilities

Financial Analysis & Reporting

  • Prepare and review monthly, quarterly, and annual property financial reports (Income Statement, Balance Sheet).
  • Analyze budget-to-actual variances and provide clear explanations for discrepancies.
  • Assist in preparing annual operating budgets, reforecasts, and cash flow projections.
  • Track capital expenditures and reserve balances.
  • Support cash flow analysis and distribution calculations.

Operational Oversight

  • Monitor occupancy, leasing velocity, delinquency, and expense control.
  • Support operational reviews and identify risk areas.
  • Participate in site visits and prepare asset performance summaries.
  • Assist with lender and investor reporting packages as needed.

Data Management

  • Maintain rent rolls and property-level financial data to ensure accuracy and integrity.
  • Maintain organized digital files for asset documentation and reporting.

Affordable Housing Compliance (Preferred)

  • Support compliance reporting summaries and review income certifications.
  • Track extended use requirements and affordability restrictions.

Qualifications

  • Bachelor’s degree in Finance, Real Estate, Accounting, Business, or related field.
  • 1–3 years of real estate, financial analysis, or property management experience preferred.
  • Advanced proficiency in Microsoft Excel (pivot tables, basic financial modeling).
  • Experience with real estate/property management software (e.g., Yardi, OneSite, Rent Café) is preferred but not required.
  • Strong analytical skills and written communication.
  • Ability to manage multiple deadlines in a portfolio environment.

Preferred Skills

  • Understanding of capital stacks, real estate financing fundamentals, and investor reporting.
  • Exposure to affordable housing programs (e.g., LIHTC) and compliance requirements.

Performance Metrics

  • Accuracy and timeliness of financial reporting and variance analysis.
  • Portfolio NOI performance relative to budget.
  • Effective identification and communication of operational and compliance issues.
